Who are you?

We are a Winchester based, small family owned business providing quality student accommodation in Winchester, Southampton and Guildford. We have a team of helpful staff all working towards making your experience of living away from home as easy and comfortable as possible. If you ever have any problems or queries, please do not hesitate to contact us. 

Our opening times are 9-5pm weekdays. It is best to contact us via email admin@superunihousing.co.uk so that we can ensure the right members of staff deals with your query. You can also call on 01962 842 864. 

Please use our contact us section and property search function. You can search by distance and numbers of tenants. We usually begin our house viewings during November, so please check our website regularly or preregister your interest in a particular property. The majority of our houses are all close to the University so tend to get snapped up.

That's fantastic news. Click the ‘Reserve’ icon under the property you like and enter the details of each tenant. We will then send you further information on the property and paying the deposit once the reservation is submitted. Following the deposit payment, a member of the team will send the tenancy documents to you. If you have any queries about this process, please contact the office.  

 

A security deposit is required which will be registered with MyDeposits. Their terms and conditions will apply.

The Tenancy Agreement is a Joint and Several Agreement between your group as a whole and the landlord. It is important when choosing who to live with that you choose to share with people that you know and trust. The Agreement is a legal document that once signed, is binding for the duration of the tenancy. Our tenancies usually last for 52 weeks, starting in June or July. It is important that you keep your copy of the Agreement in a safe place. We will also ask you to sign a copy of a General Info document to show that you have read and understood just what you are taking on

Each person who has signed the Tenancy Agreement is equally responsible for any damage to the property and its contents. You are also all responsible for ensuring that the total rent on the property for the whole period of the tenancy is paid

All students are required to have a UK based guarantor, usually a parent or guardian, who signs a form to confirm that should the tenant that they are guaranteeing run in to problems paying their rent, they will make the payment on their behalf

Payment of rent is generally by Direct Debit. You will be asked to complete an instruction form to the bank for this purpose. Rent can be paid annually, monthly or termly to coincide with your student loan payments. Please ensure that you have enough money in your account when your rent is due to come out. If your loan is late and you need to delay a payment please notify us as soon as possible.

Late rent may be subject to a late payment fee of £30.00 and interest. It may be possible to pay your rent by cheque with prior agreement.

Bounced cheques will incur a £25.00 charge

The short answer is no. Unfortunately pets tend to damage the property. Incense, candles and cigarettes are all fire hazards. 

Smoking is not permitted inside any of our properties, but you are welcome to smoke outside either in the garden if in a house or in the courtyard if in a flat. If you live in a flat, we request that you do not some directly outside the entry doors, as the smoke can blow inside and cause a nuisance to other tenants.

Guests are welcome but their stay must not exceed three nights.

If you are having guests over for a party do let your neighbours know in advance.

Yes, if you are watching or streaming any live TV programmes or watching BBC iplayer to watch either live tv, catch up or on demand, on a TV, PC, laptop, tablet or even a phone, you will need to buy a TV license. TV Licensing tends to lookout for students not paying their TV licenses fees and so you will end up with a hefty fine if you don't pay. For more information visit TV licensing website. http://www.tvlicensing.co.uk/ If you choose to rent a house with a TV supplied, you will have to buy a TV license. If you do not use the TV, you will need to notify TV Licensing of this. 

Cars should be limited to the number stated on the contract if any. If a driveway is not provided, it is possible to apply for permit parking where applicable. We will make it clear in the viewing and tenancy agreement whether parking is available.

SuperUni Housing provide landlords buildings insurance. You will need to take out your own contents insurance for personal belongings.

You and your housemates will be able to take out a joint policy for the whole property as your tenancy is a ‘Joint and Several’ agreement – This will make the cost cheaper. Full time students might be covered by their guardians policy while studying away from home, so it's worth checking with them whether this applies to you beforehand.

Full time students are exempt from paying council tax. The council may need evidence of your student status. It is the responsibility of the tenant to advise the Council of their student status

The tenancy agreement will state what date and time you can move in. Please follow this advice carefully as you will not be able to move in before the time stated. Usually you are able to enter your property after 2pm, but please refer to your documents for further verification.

As part of our commitment to assist those with disabilities, it is agreed that charges for rooms adapted for use by students with disabilities should not exceed the normal room rate for that development. Please note that we currently do not offer any adapted rooms, but if this is something you are interested in, please do not hesitate to contact us.

In our large developments we have individual postboxes for each flat suitable for letters and small/thin packages . These postboxes are accessible by postmen and local couriers. If you are not available to receive a larger parcel, the courier/postman will leave you with a note advising the attempted delivery. There is no concierge service.

All of our properties have a broadband line. These can have limited bandwidth, please refer to individual property adverts for more information regarding this.

If you have opted for an inclusive bills pacakge, please refer to your contract terms. Please note that there is no download limits with inclusive broadband packages. 

No person or group of persons applying for accommodation will be treated less favourably than any other person or group of persons because of their race, colour, ethnic or national origin, gender, disability, appearance, age, marital status, sexual orientation or social status. All procedures for the allocation our accommodation complies with any equality policies that pertain to the letting of that accommodation, as well as being in accordance with the law.

Please refer to your contract to see if your tenancy has bills included or not.

If your rent is 'bills inclusive': Your weekly rent amount includes all utility bills: water, electric and gas. If you receive any bills for these services, please forward them to the office straight away. We will monitor your bills by taking regular meter readings to ensure you are not using excessive amounts of water, gas or electricity. We will send a warning letter to any property that appears to be over-using these services and if your usage does not decrease by the end of your tenancy, we may charge you the excess usage.

If your rent is 'bills exclusive': Your weekly rent does not include any utilities, so it will be your responsibility to pay these bills. You should receive water, gas (if applicable) & electricity bills addressed to your property. If there is an error in your billing, it will be your responsibility to address this with the utility company.

SuperUni's complaint procedure for tenants is outlined in their tenants' manual and it can also be found here.  If you do not let a property with SuperUni but still wish to make a complaint please contact the admin email. 

If you are in a single-let tenancy, you will have a lock and a key supplied for your room.

If you are in a group-let tenancy (you are on the same tenancy contract as your friends/people you have chosen to rent with) you will not be supplied with locks/keys for your bedroom. If there is an existing lock on your bedroom door, the keys to this will not be supplied.

We provide a generic instruction manual for the appliances within your property supplied by SuperUni. If you require specific user manuals we can also provide these for you.
